IBM Maximo EAM was implemented in January 2010 first time in Emaar at Burj Khalifa. Then after successful implementation of IBM Maximo at Dubai Mall, Emaar management decided to have IBM Maximo as its enterprise asset management system for different entities.
At present IBM Maximo is being used for Emaar’s Burj Khalifa, The Dubai Mall, Emaar District Cooling, Marina Mall, Gold & Diamond Park, Emaar Retails Group, Emaar Community Centers, Kidzania and Dubai Fountains.
As an enterprise asset management (EAM) software solution, Emaar is using IBM Maximo to track the operation, maintenance and disposal of assets of all its entities. Not only HFM (hard facilities maintenance) but also SFM (soft facilities maintenance) has been carried forward through Maximo system and all service providers are compiled to use Emaar Maximo.
IBM Maximo is being used for, tracking the work assigned to service providers, there maintenance compliance, back logs, audits of completed works and SLAs. To capture the utility meter readings and to generate customer bills. Emaar is extracting different type of asset reports like asset availability, MTTR, MTBF, maintenance cost of the asset over time, overdue maintenance etc. Multiple type of maintenance performance reports by cost of resources and labor hours are also measured by Emaar through this system. Emaar is generating reactive maintenance details of each trade in order to evaluate the performance.
